hereinafter referred to as the "TENANTS", on the other hand, have made this contract whereby it is agreed as follows:

1. The LANDLORD transfers and the TENANTS accept the flat located in Volgograd in the street __________________________________________, in the house ___ (________________), under number ___ (________________) for the period from "___" ____________ ______ to "___" ____________ ______, in a technically sound condition suitable for normal use.

2. The above-indicated flat consists of _____ rooms, corridor, toilet room, bathroom, is on the ____ floor of the ____-floor residential building. The total useful floor area: _____ (____________________________) sq. m, including living floor space: ______ (__________________________) sq. m.

3. The flat that is the subject matter of this contract belongs to the LANDLORD by right of ownership under the contract of purchase, barter, gift, contract of transfer of flats into ownership of individuals, certificate of the right to decedent's estate by law, by a will (underline as appropriate), registered by the Main Office of the Federal Registration Service for Volgograd region No. ________, on "___" ____________ ______.

4. The flat is transferred for use as residential premises.

5. ______ (________________) persons will live in the flat.

6. The rent for the flat is _________ (___________________________) rubles per month:
· The LANDLORD has the right to request prepayment for the rented flat for no more than 3 (three) months;
· The TENANT shall pay the rent in the amount and within the time specified in this contract, no later than (______) day of each month;
· The TENANT shall on his/her own pay the bills presented by the LANDLORD, including electricity and telephone bills (number (8442) _____________);
· Upon agreement with the LANDLORD, the TENANT shall pay utility bills, gas bills, for use of TV antenna;
· In case of delay in rent payment and payment of the bills specified in this paragraph 6, the TENANT shall pay, in accordance with established procedure, a penalty (fine) of 0.3 % for each day of the delay.

7. Security amount for telephone services (long-distance and international calls) and possible damage to property is ___________ rubles.

8. The LANDLORD is obliged to:
· transfer the flat to the TENANTS no later than "___" ____________ ______ in a technically sound state;
· without delay take all necessary measures to eliminate the consequences of any accidents that occurred through no fault of the TENANT;

9. The TENANTS are obliged to use the indicated flat for its direct purpose:
· comply with the rules of the use of residential premises established by the authorities and organs of government, upon agreement with the LANDLORD make current repairs in the flat and share expenses related to the technical maintenance and renovation of the residential building;
· not to make unwarranted rearrangements or alterations without written consent of the LANDLORD, keep the flat in good order and excellent sanitary condition in compliance with the requirements of the sanitary and epidemiological station;
· ensure fire and electric safety;
· in case of signs of breakdown of bathroom-and-lavatory equipment, electrical and other equipment immediately inform the LANDLORD;
· in case of an accident in the above-indicated flat resulting from the TENANTS' actions or failure to take necessary and timely measures, the TENANTS shall compensate for the damage caused to the flat, property and communications in full and at their own expense.

10. The flat that is the subject matter of this contract cannot be subrented, nor can the right of rent be transferred to any third persons.

11. Upon the expiry of the term of rent the TENANTS shall vacate the rented flat and transfer it to the LANDLORD in a state that is not worse than at the beginning of the term of rent.

12. The contract of rental shall be terminated ahead of time at the request of the LANDLORD, and the TENANTS shall be evicted if:
· the flat is not used as provided for in the contract of rental;
· the TENANTS deliberately or inadvertently deteriorate the state of the flat. In this case, the TENANTS shall compensate for the damage caused to the flat, property and communica-tions in full and at their own expense;
· the TENANTS do not make repairs provided for by the contract of rental.

13. The contract of rental shall be terminated ahead of time at the request of the TENANTS, if the flat, due to the circumstances beyond the TENANTS' control, becomes unsuitable for use and living.

14. Any changes and amendments to this contract shall be valid only if made in writing and signed by the parties and are an integral part of the appendix to this contract of rental.

15. Disputes and differences that may arise in the course of the implementation of this contract shall be resolved by the parties by negotiation. Should it prove impossible to resolve disputes by negotiation, they shall be resolved in accordance with applicable legislation of the Russian Federation.

16. At the time of the conclusion of this contract, the flat, according to the LANDLORD who is liable for the below-mentioned information, has not been sold or mortgaged, is not in litigation or under arrest, is not encumbered by third party rights or claims: right of rent, lease, lifelong use etc., of which the parties should have known at the time of signing this contract.

17. This contract constitutes the entire agreement between the parties in respect of its subject matter, substitutes and invalidates all other commitments or representations which may have been taken or made by the parties, whether in oral or written form, before the conclusion of this contract.

18. The contract shall take effect upon its signature by the parties.

19. Expenses for the conclusion of the contract shall be borne by the TENANTS.

20. Upon agreement of the parties, the contract may be certified by a notary.

21. This contract is made and signed by the parties in two copies, one copy for the LANDLORD, and the other copy for the TENANTS.
